Metsähallitus leases a plot in Loviisa for Hyperco’s data centre project

Metsähallitus has leased a plot of 6.6 hectares in the Loviisa Eastern Junction area, to Hyperco for the data centre project. The investment is worth several million euros. It is divided over several years and has significant impacts on the development of the area and the preconditions for data centre operations.

“The strengths of the Loviisa plot include a good location and existing infrastructure, which makes it suitable for data centre operations,” says Tauno Kandelin, property business manager at Metsähallitus.

In the local detailed plan, the leased area is a block area for industrial and storage buildings, which enables the positioning of data centres and buildings serving energy supply. It is located next to the data centre project launched by Hyperco last year.

“The lease of this plot will support the full implementation of the data centre project which has regional significance. Currently, the data centre’s groundworks are under way and, according to the preliminary schedule, the first phases of the data centre would be operational at the end of 2027. We would like to thank the City of Loviisa and Metsähallitus for their cooperation to enable the development of the project,” says Aleksi Taipale, CEO of Hyperco Oy.

“Energy-intensive green transition projects need reliable grid connectivity and large land areas for their buildings and other infrastructure, which can be developed in phases. Metsähallitus has several plots suitable for energy-intensive operations on state-owned land,” Kandelin continues.

Metsähallitus sites are suitable for long-term projects where the size, coherence and expansion potential of the area are key factors. The sites announced so far are located near 400-kilovolt transmission grid substations.

“As large landowners, municipalities are essential partners for us. The amendment in the local detailed plan, carried out together with the City of Loviisa, attracted the interest of several operators. Hyperco was selected as the operator and developer of the plot on the basis of several negotiations, offers and background studies,” says Kandelin.
